Loyalty

Working for your best interest, not the other party's best interest.  Loyalty of agent to client is known and declared.  If working for both parties (called Dual Agency), interest must be declared and acknowledged by both parties.  Many people consider this to be a conflict of interest situation.

Good Faith

Must do what is said will be done in a timely and professional manner to the benefit of client.

Obedience

Must obey any and all legal instruction given by client.  Must make client aware of any instructions that cannot be obeyed.

Competent

Must know and inform client of any visible defects in a property and make client aware of any possible latent defects.  Must provide any and all special knowledge about a property or area, and make recommendations to consult with appropriate professionals who may hold special or expert knowlege when applicable.

Accountable

Must assume responsibility for statements made, promises given, and accuracy of any information given or advice provided.

Confidentiality

Must keep information by client confidential unless otherwise instructed.

As a Customer

Fair and Ethical

Can by working for another party and this interest does not need to be declared unless asked directly.  This interest is declared in an offer through a form called "Confirmation of Cooperation and Representation".  Must not lie or give false advice or information.  Do not have to keep confidential information confidential.

Honest

Must only answer questions asked directly in an honest manner.

Due Care

Must ensure that any offers of purchase and sale are professionally prepared and any information provided is accurate.
